† APR excludes the insurance premium, which the bank doesn't publish (it depends on the borrower) - the actual APR is higher.

Key findings

  • Choosing the bank matters: the dearest offer costs €67 a month and €16,208 in total more than the cheapest (Gorenjska banka).
  • A longer term costs extra: 20 years instead of 15 years lowers the payment by €203 a month but costs €14,919 more in total.
  • Not a customer of the bank? The cheapest offer with no customer condition costs €38 a month and €9,020 in total more.

Note: the displayed interest rate is the bank's nominal annual rate for the chosen rate type, LTV and customer status - including time-limited promotional offers, marked with an "Akcija" badge. APR is computed from the nominal rate and published one-time and monthly fees, including the property appraisal fee (for banks that don't publish one, we use your Advanced settings assumption, €300 by default); where a bank does not publish the arrangement fee on its rate sheet, the APR may be slightly understated. The monthly payment includes the loan administration fee, and the total repayment includes all payments plus one-time and monthly fees. For offers that require being an existing customer we also add the bank's cheapest account any adult can open (a current account receiving your salary is usually enough to count as a customer); it is included in the monthly payment, total repayment and APR. Account fees are taken from the Bank of Slovenia's fee comparison.
A bank with no matching offer for the chosen combination (amount, term, rate type, LTV, status) is marked "No offer for the selected criteria". A single value the bank does not publish is shown as -.

Mortgage rate trend

The lowest fixed rate for a 20-year mortgage (80 % LTV, existing customer) per bank. The table above defaults to 75 % LTV, so banks that add a surcharge above 75 % can show a lower rate in the table than in the chart.

What this means for you: a fixed rate stays the same for the whole loan, so a change in the chart only affects new loans. If your fixed rate is clearly above today's offers, check whether refinancing pays off.

Frequently asked questions

Frequently asked questions about mortgages 6

How does the mortgage comparison compute the monthly payment?
The comparison uses each bank's publicly published nominal interest rate for the chosen rate type, loan-to-value (LTV) and existing-customer status, then computes the annuity payment from that rate, amount and term. Results are informational and may change.
What is LTV (loan-to-value)?
LTV is the ratio between the loan amount and the value of the property. LTV 80% means the bank finances 80% of the property value, and the borrower must cover the remaining 20% with their own funds. Some banks charge a higher rate at higher LTV.
Why is a lower rate shown for existing customers?
Banks often offer a better rate to customers who hold a transaction account with them receiving a salary or pension, sometimes combined with additional (life) insurance. If you don't meet these conditions, untick "existing customer" and the comparison shows only offers without that requirement.
Does the comparison also show promotional offers?
Yes. Where a bank publishes a time-limited promotional mortgage rate, the comparison shows it and marks it with an "Akcija" badge, and states the validity date in the offer details. When the promotion ends, the data automatically reverts to the regular rate.
What does the EURIBOR stress test mean?
For variable or combined rates, the rate moves with EURIBOR. The stress test shows how the monthly payment would change if EURIBOR rose by 1, 2 or 3 percentage points in the future - it doesn't affect fixed-rate offers. Why interest rates change and how EURIBOR feeds into your payment → EURIBOR 2026.
Is the mortgage comparison financial advice or a binding offer?
No. The comparison is informational and is not financial advice or a binding offer. The actual interest rate also depends on the borrower's creditworthiness and the bank's assessment - always verify current conditions with the bank before taking out a loan.
