How is the monthly loan instalment calculated?

Most loans in Slovenia are repaid in equal monthly instalments (annuities). Each instalment covers that month's interest, and the rest reduces the principal. As the principal shrinks over time, most of the instalment goes to interest at first and mostly to principal towards the end. You can see how the split changes month by month in the amortisation schedule above.

Example: on a €150,000 mortgage over 20 years at 4%, the monthly instalment is €909. In the first month €500 of it is interest and €409 principal. Over 20 years you repay €218,153 in total, of which €68,153 is interest. Over 25 years the instalment would be €792, but interest would rise to €87,527. A longer term lowers the instalment but makes the loan dearer.

How much can you borrow? Banks generally allow all your instalments together to take up to half of your net income, and you must be left with the legal minimum for living costs after paying them. You can work out what that means for you with the credit capacity calculator.

Interest rate and costs: the instalment depends on the interest rate, which can be fixed or variable (EURIBOR plus the bank's margin). How EURIBOR moves and what the market expects is explained in the article EURIBOR 2026. To compare offers, look not only at the interest rate but at the APR, which includes costs. Current bank offers are in the mortgage comparison and the consumer loan comparison, and loans for energy renovation or solar panels in the green loan comparison.

Frequently asked questions

Frequently asked questions about the loan calculator 7

Does the calculator include all loan costs (insurance, arrangement)?
No. The calculation is simplified and based on the interest rate, term and the additional settings in the calculator. For a more accurate comparison of offers, use APR and check the costs with the bank.
What does EURIBOR + margin mean?
The total interest rate is the sum of the reference rate (EURIBOR, e.g. 3M or 6M) and the bank margin. If EURIBOR changes, your installment may change too. A detailed look at how EURIBOR moved in 2026 is in the EURIBOR 2026 article.
Why can my installment change with a variable rate?
With a variable rate, the rate is periodically adjusted (e.g. every 3 or 6 months). If EURIBOR rises, your installment or total cost may rise as well. A detailed look at how EURIBOR moved in 2026 and what it means for your payment → here.
How do prepayments affect the loan?
Prepayments reduce the principal, so the loan can be repaid earlier and total interest is reduced. Check with the bank for any early-repayment fees.
How is the monthly loan instalment calculated?
The instalment is an annuity: every month you pay the same amount, which covers that month's interest and part of the principal. At first most of the instalment goes to interest, towards the end mostly to principal. On a €150,000 loan over 20 years at 4%, the instalment is €909, of which €500 is interest and €409 principal in the first month.
What is the instalment on a €100,000 loan over 20 years?
At a 4% interest rate, about €606 a month; €528 over 25 years and €477 over 30 years. Over 20 years you pay around €45,000 in interest in total. You can work out the exact instalment for your rate in the calculator above.
Is the calculation binding?
No. The calculation is informational. Final terms depend on the bank offer, your credit standing, collateral, and other costs.
