Important notice (calculator limits)
The calculation is informational. The loan affordability rating is based on the ratio between the monthly installment (plus existing obligations) and net income, anchored to Banka Slovenije's DSTI limit (max 50%) - it is not the same as a bank's actual assessment, which also weighs credit rating, collateral and other costs.
The interest rate is a single input (fixed, or a current snapshot of a variable rate) - with a variable rate the installment can change over time. The land value at a new-build is counted exactly once: into own funds (if already owned) or into the total investment (if being purchased).
Before deciding, always verify the conditions with the bank and, if needed, consult a professional.
Why this calculator
Why use the property financing calculator?
The whole plan in one place
The investment, your own funds, the loan and project costs are in one calculation, not spread across several calculators.
Check the instalment is realistic
The affordability check shows whether the instalment is within your means before you go to the bank.
Try different versions
Change the down payment, term or interest rate and instantly see how the loan and instalment change.
How it is calculated
How do you put together a financing plan for a property?
The total investment is the purchase price plus all buying costs: real estate transfer tax (2% for a resale property), notary, valuation, insurance, agency and furnishing. From it you subtract your own funds, and the difference is the loan you need. The bank also looks at the loan as a share of the property value (LTV) and whether the instalment is in proportion to your income.
Example: buying a resale flat for €250,000
| Item | Amount |
|---|---|
| Purchase price | €250,000 |
| Buying costs (tax, agency, notary, valuation, insurance) | €15,000 |
| Total investment | €265,000 |
| Own funds | €65,000 |
| Loan (80% of the flat's value) | €200,000 |
| Instalment over 20 years at 3.8% | €1,191 |
With a net household income of €3,200 the instalment is 37% of income, which the calculator shows in green. At €2,800 it would be 43% (yellow), and above 50% banks generally cannot approve the loan under Bank of Slovenia rules. How much you can borrow is worked out in the credit capacity calculator, and bank offers are in the mortgage comparison.
